O2 is being developed as a direct extension of the office building O1 on the adjacent site. Architecturally, the new building continues the design language of its predecessor while further developing it to complement the area both functionally and visually. The podium level houses retail spaces, dining options, and a variety of amenities, including informal areas for interaction and social exchange. The upper floors feature flexible office spaces designed to accommodate diverse requirements and modern working models.

Building Arrangement

The design is characterized by its clear, dynamic structure. Two volumes interlock harmoniously, forming a cohesive building mass that creates interesting sightlines and generous outdoor spaces. This arrangement allows for a vibrant "Summer Garden" as well as two streets passing beneath the building. Façade louvers change appearance depending on the viewing angle, emphasize elegant horizontal lines, and appear solid at the building ends. Terracotta-colored elements and glass give the façade a modern yet warm appearance, highlighting the distinctive identity of the ensemble.

 

General Information

The height of O2 is deliberately aligned with that of its predecessor to ensure a harmonious overall appearance. The design language incorporates key features of O1 while maintaining the new building's distinct identity. A surrounding access road provides optimal connectivity, smooth traffic flow, and excellent accessibility throughout the site. The building combines above-ground parking with an underground garage.

 

 

 

 

 

Versatile Use

The usage concept of O2 is diverse and flexible. The ground floor includes retail spaces, an inviting lobby, and building services. The mezzanine level features shared facilities such as prayer rooms and a multi-purpose room that can be used flexibly. The upper floors are dedicated to modern work environments, providing spaces for co-working, multi-tenant offices, and large anchor tenants. With a rentable area efficiency of approximately 78% of the gross floor area, the building ensures a highly attractive and economically viable use.

Interior

The interior design of O2 is focused on enhancing the daily user experience. Comfortable, dynamic, and well-connected workspaces promote wellbeing and productivity. The lobby welcomes visitors with an open, warm atmosphere, featuring generous wooden seating steps, colorful lounge areas, and landscaped zones for informal meetings. A key highlight is the "Summer Garden", a green retreat with planted areas, water features, and a vibrant living wall. The adjacent restaurant terrace can be extended outdoors, creating a seamless connection between interior and exterior spaces.

The office floors are designed to maximize daylight while providing retreat areas. Thanks to the central arrangement of the building core, the façades remain open to light and views, with corner offices benefiting from natural light from two directions. Additional breakout zones support both collaboration and relaxation, creating a dynamic and pleasant working environment.

The Green Spine

The "Green Spine" serves as a central retreat, stretching as a "Summer Garden" from the front to the back of the building. It provides employees with spaces to sit, relax, meet, or enjoy a coffee. Corner offices benefit from abundant natural light from two directions, offering privacy and a sense of presence within the office layout. Transparent partitions and proximity to open areas and communal zones create a dynamic, connected work environment that is both functional and highly appealing.
